Am I under any obligation once I submit my information to you?

There is zero obligation for you. You tell us a bit about your home, we’ll do some research & analysis, set up a call with you to find out a bit more and then make you an offer. Then – it’s totally up to you whether or not you want to sell to us. We don’t harass you – it’s 100% your decision and we’ll respect it

How do you determine the price to offer on my house?

We are transparent about how we work. We have to purchase a house below market value so we can resell it at a profit to another homeowner. The location & values of comparable homes sold in the area recently are key factors. In addition, we use a simple formula to calculate the offer:

Your Offer = After Repair Value – Cost Of Repairs – Our Selling Costs – Our Minimum Profit

After Repair Value (ARV) : The figure after making your house look the most attractive cost effectively speaking.

Cost Of Repairs (COR) : The figure to refurbish your house after we have purchased it from you.

Our Selling Costs : When we resell the home, we have to pay the agent fees (typically 7%). In addition, we pay transfer fees, transfer duty, holding costs & taxes, etc.

Our Minimum Profit : We work hard to present to you the best possible offer. As a business – we need to make some kind of profit. Without making a profit, we’d have to close our business and stop offering the important services we do. Our preferred approach is to do many purchases at a minimal profit instead of large profits on a few purchases.

How long does the process take before I’m paid?
We can agree a legally binding offer agreement within 3 days from property viewing (assuming all your documents being submitted to our conveyancing attorneys). From there, it can take as little as 35 days until the conveyancing attorneys transfer the property and you get paid. The status of the title deed and the terms of the offer can influence this period. Naturally, we cannot guarantee exact dates. Depending on your circumstances and specifics of the transaction, we can offer you a cash advance.
What fees do you charge?
There are zero costs to you in obtaining an offer from us. This makes us different from the traditional method of selling your house. We’ll make you an offer, and if it works for both of us, we’ll buy your house with no hassle and no fees charged.
What areas do you buy homes in?
We buy homes all over Johannesburg. We cover the length and breath of the city including Roodepoort, Midrand, Benoni, Alberton and all suburbs in between.
Do you really buy houses in ANY condition?
Absolutely. It doesn’t matter how bad its condition is. It can have foundation issues, active termites, flood damage, or have a caved in roof—we’ll still buy it. It could even have burned down with just a foundation remaining, and we will still make an offer. If it’s a residential property, we are interested in buying it.
How are you able to buy houses for cash?
We have private lenders & that extend us the cash to buy and fix houses. Since they’re not traditional banks, we move a lot quicker. Our lenders trust us to know what we’re doing when we’re buying the homes, so there’s no need for appraisals & inspections from banks. We hand the sales price of your home in cash to the transferring attorneys, and they hand that cash to you.
What if my property has large outstanding debts like mortgage payments, rates and taxes, electricity and body corporate levy accounts?
This is how we differ from the traditional way of selling your house. We truly care about your situation and your plans and so we tailor the best offer possible. When we understand all your facts and figures, we can make you an offer that fits your circumstance. This means we can pay all outstanding debt related to the property, freeing you from those payment burdens and ultimately walk away with cash in your hand from the sale.
How are you different from a real estate agent?

Real estate agents list properties on the market and hope that someone will buy them. The agent shows the properties to prospective buyers who can hopefully qualify and then takes a percentage of the sales price. The agent’s commission is around 8% – incl VAT – of the sale price of your home. A R1,300 000 house, the seller pays R103,000 in commissions to the agent. The selling time is between 5-10 months in many cases, especially where the buyer needs to sell their home first. Agents can be a good option for sellers who can wait up to 10 months to sell and who don’t mind giving up some of that sales price to pay for the commissions.

This is how we differ: We are not real estate agents; we are home buyers. Since we’re the one buying the house from you, and in most instances paying in cash, we can make an offer on your home in just a few days – sometimes even the same day. We don’t charge you commissions or fees.
